Summertime...Living Is Easy!

Living is easy! Life slows this time of year as we take time for vacations, family and friends.

The South Orange County sales in June took it easy also. Some of our communities faired better than others, but they are all in line with the National Association of Realtors projection of the moderate easing of home sales over the balance of the year. Let's take a look at the numbers.

Dana Point's inventory of homes for sale increased by 15% in June compared to June 2005. Sold listings were down 20% during the same time period and market times increased 26 days or 58%. One notable statistic is the decrease in prices which is 22% lower than June a year ago.





Laguna Beach's inventory stayed the same, but the number of homes that sold dropped by 42%. Market times increased by 22 days or 39%. And prices were off 10% compared to June 2005.




Laguna Niguel reported similar numbers with a 13% increase in listing inventory compared to last year. Market times were up by 67% as sales dropped 28% and prices dropped, but only 1%.




Mission Viejo continued to appeciate by 10% even though sales decreased by 41% and market times increased by 73%. Inventory decreased by 3% which should cause prices to continue to rise.





Sellers should be thrilled with the 14% appreciation in San Clemente, which is an amazing statistic considering sales dropped by 48%. Inventory increased 13% while the average market time increased only .5%.



San Juan Capistrano's average sales price was 10% higher this June compared to June 2005. Inventory increased 10%. Market times increased 14% and sales were down 33%.
